How do you decide on your offer?

We look at recent sales of similar homes nearby, the repairs the property needs, and our costs to hold and resell it. Then we make an offer that works for both sides. We’re happy to walk you through the numbers.

Do I need to make repairs or clean the house?

No. We buy properties as-is. Take what you want and leave the rest behind.

Are there any fees or commissions?

You pay no agent commissions and no fees to us. Your written offer lists every cost, including who pays the closing costs, before you sign anything.

How fast can you close?

Often in as little as 14 days, depending on the title search. If you need more time, we can close later. You pick the date.

Do I have to accept your offer?

No. Our offer is free and comes with no obligation. If it doesn’t work for you, just tell us.

Will I get full market value?

Usually not, and we’ll be upfront about that. We buy as-is, pay for the repairs, and take on the risk of resale. If your home is in great shape and you have time to wait, listing with an agent may get you more money. We’ll tell you honestly if that’s your better option.

Can you buy a house with tenants in it?

Yes. We often buy rental properties with tenants in place. Tell us about the leases and we’ll take it from there.

I’m behind on my mortgage. Can you still help?

Possibly. If we can close before the foreclosure sale, selling may help you keep some of your equity. Call us as early as you can. We also suggest talking with a HUD-approved housing counselor. Their help is free.

Can you buy an inherited house or a house in probate?

Yes. We work with heirs, executors, and their attorneys, and we can plan the closing around the probate timeline.

Who handles the closing?

A licensed title company or real estate attorney. You get paid through them at closing, never directly from us.

Do you always buy the property yourselves?

Not always. Sometimes we buy and renovate. Other times we partner with another investor from our network, who closes on the purchase under our agreement. Either way, your price and terms stay the same, and we tell you who is closing before closing day.
